“Sustainable Well-being” at Düsseldorf’s heylo
“Sustainable well-being” … is the headline for the exposé of Düsseldorf’s ”heylo” on Immo Scout24. As Immobilien Aktuell reports, “PIMCO Prime Real Estate has combined modern technology and architecture with sustainability and urban development in the refurbishment of the former Deloitte complex in Düsseldorf into the smart building heylo”.
But that’s not all: In the atrium, “fresh air meets digital innovation” – with the CityBreeze! These moss-based air filters provide “a unique climate experience” and create “a noticeably pleasant indoor climate – a real win for air quality”. The breathable biofilters “generate the cooling power of a conventional air conditioning unit. At the same time, the integrated screen offers space for digital presentations, seamlessly blending functionality and aesthetics. It’s a further piece of nature at the heart of the building that simultaneously utilizes smart technology.”
Thus, the green oasis also becomes a true fresh-air oasis.
The multifunctional moss filters fit perfectly into this “biotope with an outstanding business environment”. “Following the principles of biophilic – literally ‘life-loving’ – design, the garden elements in the atrium form a natural symbiosis of furnishings and function. In addition to tall trees, planted seating areas, and green dividers, the cozy and high-quality design creates room for growth in all aspects.”

“The newly named heylo offers both tenants and users a glimpse into the office of the future”, Lars Fröhling of PIMCO Prime Real Estate told the Rheinische Post.
As DJournal reports, the Düsseldorf heylo is a “refurbishment with radiance in a prime location” and “impresses with its glass façade and sunroof. The building complex on Schwannstraße in Golzheim is undergoing extensive renovations, becoming sustainable and assuming a pioneering role in climate protection. PIMCO Prime Real Estate is realizing the project and aiming for DGNB Gold and Smart Score Gold certifications. Completion is scheduled for Q3 2024.”
The heylo stands for “modern building technology for sustainable use”, and further states that “multifunction sensors efficiently control lighting and air”, and “heating and cooling sails ensure optimal temperatures, while the air-water heat pump uses environmental heat for room heating and air conditioning”.
The CityBreeze also contribute to a more pleasant atmosphere – benefiting from optimal control through sensor and irrigation technology. They blend perfectly into the atrium, the “green heart” of the building as a central meeting point. It has “grown with all the light”, as daylight is not only essential for the plants but also “beneficial for the health, productivity, motivation, and well-being of entrepreneurs and researchers. In the naturally green atrium with its terrazza, piazza, and oasis – the heart of the heylo – this special energy is palpable, whether working, enjoying, dreaming, or engaging in inspiring exchanges”.

A few days ago, heylo shared an update on the nearly completed atrium. Sven Aengenvoort, Director/Head of Landlord Services Germany at Savills Germany, “exclusively appointed for leasing”, remarked that “the experience of standing in the finished atrium […] far exceeds the emotions conveyed by the renderings!” However, the overall concept doesn’t end at the atrium but is “designed to create a sustainable, harmonious, and enjoyable working environment in all dimensions – social, ecological, and economic”.
As DJournal writes, the heylo offers “flexible office spaces, communal areas, dining options, childcare, and fitness facilities”, while its “central location in Golzheim provides excellent access to the Rheinpark, the airport, the main train station, and downtown Düsseldorf.”
