At the new City Dock Kirchheim, just minutes from Messe München, one of our CityTrees has been installed — a strong statement for sustainability, future-oriented urban development, climate protection, and improved conditions for people in the region.
As the Süddeutsche Zeitung notes, “In an era of innovation and sustainability, urban business parks face the challenge of providing flexible solutions for companies while keeping environmental aspects in focus.” Flexible, centrally located, and economically viable commercial spaces are now considered a fundamental prerequisite for sustainable growth across all industries.

Future-Proof Project Development as a Role Model
Panattoni City Dock Kirchheim is the eleventh City Dock project in Germany realized by Europe’s leading developer of industrial and commercial real estate. The business park exemplifies how ecological responsibility and economic benefit can be combined in project development. The property was developed in close coordination with partner companies, the local municipality, and regional economic development agencies. Since 2018, the city of Kirchheim has been pursuing the goal of strengthening economic power and competitiveness through innovative measures as part of a Smart City initiative. The new business park is designed not only to promote the regional economy but also to make an active contribution to environmental, climate, and biodiversity protection — including through the integration of our CityTree.
CityTree: Innovative Air Filtration for Enhanced Quality of Life
The CityTree is an innovative solution for natural air purification in urban environments. The patented BioTech solution from Green City Solutions leverages the natural filtering power of specially cultivated mosses to bind fine dust and pollutants from the air. At the same time, it provides noticeable cooling in the immediate surroundings. With the installation of this system at City Dock Kirchheim, this innovative and natural air filtration solution is being used for the first time in a business park environment following the City Dock concept. Panattoni is thus setting new standards for sustainable commercial real estate and demonstrating how modern urban development and climate protection can go hand in hand.

Sustainability According to DGNB Gold Standard
The integration of the CityTree complements the business park’s comprehensive sustainability concept, which features energy-efficient construction, resource-saving concepts, and extensive greening of façades and rooftops. This is another building block for a future-proof, sustainable commercial district.
City Dock Kirchheim is being developed according to the Gold Standard of the German Sustainable Building Council (DGNB), thus meeting the highest requirements in areas such as energy efficiency, life cycle assessment, biodiversity, and land conservation. As the Süddeutsche Zeiting states: “The focus on sustainability is impressive.”
The project demonstrates how sustainable urban development can also be successfully implemented in commercial environments—with measurable added value for businesses, municipalities, and the environment.
