GRR GARBE continues to drive green innovation
With two new CityBreeze installations – at Einkaufspark Duckwitz Bremen (EDU Bremen) and at Nordseepassage Wilhelmshaven – Green City Solutions and GRR GARBE Retail Real Estate GmbH are continuing their successful collaboration at retail properties across Germany. The aim is to make high-footfall locations and urban shopping destinations not only economically attractive, but also more climate-effective, greener and healthier – for the benefit of visitors, tenants and investors alike.
The collaboration builds directly on previous joint projects: In 2023, CityBreeze units were already installed at the “3E Einkaufspark Lutherstadt Eisleben“ and in front of Südring Center in Frankfurt (Oder), and helping to significantly enhance the quality of stay.
CityBreeze installations at EDU Bremen & Nordseepassage Wilhelmshaven
At EDU Bremen and Nordseepassage Wilhelmshaven, the CityBreeze units create new green islands in everyday shopping life. In Wilhelmshaven, a “visitor hotspot is transformed into a climate cool spot”, in Bremen, green innovation in the heart of the city ensures “refreshing entrances“.

Green lungs in urban spaces: CityBreeze for a better shopping experience
Shoppers and visitors experience at high-footfall locations:
- noticeably improved quality of stay thanks to cleaner, fresher air,
- visually appealing greenery,
- as well as relevant digital content on the integrated screens.
For owners and operators, the installations mean:
- visible ESG measures that can be communicated and substantiated,
- a stronger location brand in the competition for visitors and tenants,
- and a scalable approach that can be rolled out to additional sites – as already demonstrated at the projects in Lutherstadt Eisleben and Frankfurt (Oder).
Dr. Astrid Keller, Senior ESG- and Research Managerin at GRR GARBE Retail Real Estate GmbH, commented on the renewed collaboration:
“Today, retail properties need to offer more than just space for shopping. With CityBreeze, we enhance the quality of stay for visitors while sending a strong signal to our tenants and investors: we are investing in future-proof, climate-resilient locations. The current projects are only the beginning.“

CityBreeze as a success factor in the retail sector
With CityBreeze, Green City Solutions combines digital outdoor advertising with measurable climate impact delivered by a small high-performance plant: moss. This innovative bio-digital system filters ambient air, cools it locally and improves the microclimate – all on a minimal footprint, making it particularly attractive for dense urban retail locations.
For asset and real estate managers such as GRR GARBE, the multifunctional moss filter generates multiple benefits:
- Ecological impact through improved air quality, lower temperatures and a visible ESG measure on site.
- Economic value through digital advertising space, higher quality of stay and a stronger competitive position of the location towards customers and tenants.
As a result, CityBreeze directly supports the ESG strategies of leading asset managers – and makes sustainability at the property level visible, tangible and scalable.
“With these bio-digital modules, we make our ESG strategy directly visible at the property level. At high-footfall retail locations such as Nordseepassage Wilhelmshaven and Einkaufspark Duckwitz Bremen, we combine ecological impact with attractive customer areas. It is important to us that sustainability measures are measurable and scalable.
The collaboration with Green City Solutions is a logical step for us to actively shape climate adaptation and air quality in our existing portfolio.
The CityBreeze units provide us with data-based insights into air quality and climate impact and can be rolled out across different retail locations“ , added Dr. Astrid Keller.

Continuity in partnership: GRR GARBE, MEC and Green City Solutions
GRR GARBE Retail Real Estate GmbH recently extended its collaboration with MEC at three established retail locations – including Nordseepassage Wilhelmshaven and Einkaufspark Duckwitz Bremen – as reported by Handelsimmobilien Heute. This is a strong signal of continuity, trust and quality in asset and center management.
Installing CityBreeze at two of these locations is the next logical step:
- ESG criteria are translated directly into on-site measures.
- Climate-relevant infrastructure becomes an integral part of the location strategy.
- Retail properties evolve into drivers of urban transformation – towards more liveable town and city centers and more attractive retail destinations.
Dr. Astrid Keller, ESG- and Research Managerin at GRR, commented back in 2023 on the installation of the first moss modules:
“As GRR Real Estate Management GmbH, we are always looking for new and innovative ideas in the ESG space. That is how we came across CityBreeze by Green City Solutions. With this relatively easy-to-implement measure, we can make an important contribution to air quality at our properties in a small space – filtering pollutants from the air (E) and at the same time improving the quality of stay (S).“

Strong alliances for a green future
The installations demonstrate how ESG strategies in retail properties and modern shopping destinations can be implemented in a tangible, visible and impact-oriented way – to the benefit of visitors, tenants, investors and cities. Green City Solutions would like to thank GRR GARBE Retail Real Estate GmbH and MEC for their trust and for the successful implementation of the joint projects to date.
The new installations are an important step – but by no means the final destination. Together with GRR GARBE, the ambition is to transform further retail locations in Germany and across Europe into more climate-resilient, greener shopping destinations.
